End of Q2 thinking still haunts Q3: “Bring CPL down.”
For real estate, the sample flat is the product demo. If paid traffic never produces walk-ins, you did not run performance marketing. You ran a call-centre load test.
The metric stack that actually manages inventory
- Reachable contact
- Qualified conversation
- Visit booked
- Show-up
- Token / booking
CPL sits above that stack as a diagnostic, not a KPI. Longer take: vanity CPL.
Cheap leads destroy the calendar
When CPL drops because you removed qualification, RMs spend the week on people who wanted a brochure. Real buyers wait. Show-up collapses. Then leadership says “leads are bad” and asks for more volume.
Volume without qualification is not a pipeline. It is a tax on the people who can actually close.
Instrument the visit
- Event on calendar confirm, not on “interested”
- WhatsApp SLA so the slot is still warm — 15-minute rule
- Offline upload only for verified visits — CRM loop
If sales never logs visits, do not tell Google to optimise toward them.
Capacity is a budget cap
Ten extra visits on Saturday with two RMs is not a win. It is a queue. Map sales capacity before you scale paid social and search ads.
Next step
Bring last month’s visits booked vs show-ups vs spend. We will tell you whether the leak is media, page, or the sample-flat process. Book a strategy call. Proof: case studies.
